What This Plugin Does

CRE Leasing Docs is an alternative to manual document drafting workflows for commercial real estate brokers, property managers, attorneys, and investors. Instead of filling in Word templates by hand for each deal, you describe the deal once and get professional DOCX documents ready for review and distribution.

is an alternative to/complements: Qualia, Dealpath, VTS — at a fraction of the cost.

Quick Start

- /cre-setup — Initialize workspace (run once)
- /cre-intake — Enter deal details (CSV or freeform text)
- /cre-loi — Generate Letter of Intent
- /cre-abstract — Extract and abstract a lease document
- /cre-diligence — Generate due diligence checklist
- /cre-estoppel — Generate tenant estoppel certificate
- /cre-report — Portfolio transaction summary

  • All deal terms: rent, term, TI allowance, free rent, escalation
  • State-specific lease language for CA, TX, NY, FL, IL
  • Attorney disclosure footer
  • Fills your customizable template

Lease Abstract

  • Extracts terms from PDF (text-based) or DOCX leases
  • Anti-hallucination gate: you confirm all extracted terms before output
  • Handles large leases (50+ pages) with chunking
  • Switches to interactive form mode for scanned/image PDFs
  • Flags conflicting lease language for attorney review

Due Diligence Checklist

  • Property-type tailored: office, retail, industrial, multifamily, mixed-use
  • State-specific regulatory items (CA, TX, NY, FL, IL)
  • Comprehensive coverage: title, environmental, financial, zoning, systems

Customizing Templates

All DOCX templates can be customized. Open any template in Microsoft Word and:

  • Add your company logo and letterhead
  • Change colors and fonts
  • Adjust layout and section order
  • Keep {{placeholder}} markers — they're replaced with deal data

See templates/README.md for the complete placeholder reference.

AI-Powered Features

  • Lease Type Classification: Automatically classifies lease structure (NNN, FSG, MG, IG, Absolute Net) per BOMA International, IREM, and SIOR standard definitions, with proper LOI language for each type
  • FASB ASC 842 Lease Classification: Provides preliminary operating vs. finance lease classification guidance per ASC 842-10-25-2/3, helping tenants with balance sheet impact analysis
  • State-Specific Statutory Citations: Generates jurisdiction-aware lease language with exact statute section numbers (Cal. Civ. Code §1951, Tex. Prop. Code §93, NY RPL §232, Fla. Stat. Ch. 83, 735 ILCS 5/9-101) — not generic law name references
  • ASTM/ALTA Environmental & Survey Standards: Due diligence checklists cite ASTM E1527-21 (Phase I ESA with AAI/CERCLA defense), ASTM E1903-19 (Phase II), 2021 ALTA/NSPS survey standards with Table A item recommendations by property type
  • BOMA 2017 Measurement Validation: References ANSI/BOMA Z65.1-2017 (office), Z65.2-2012 (industrial), Z65.5-2010 (retail) for square footage validation and load factor guidance
  • SNDA Framework & Lender Compliance: Estoppel certificates embed SNDA (Subordination, Non-Disturbance, Attornment) framework with Fannie Mae and CMBS servicer-specific field requirements
  • Deal Term Synthesis: Extracts and synthesizes commercial real estate deal terms from conversational input into structured LOI and abstract documents with rent structure parsing
  • Lease Abstraction: Analyzes lease documents to extract and organize key terms with anti-hallucination validation gates, critical date tracking, and clause taxonomy per IREM/BOMA standards
  • Contradiction Detection: Identifies and flags inconsistencies in estoppel certificate responses (e.g., "not in default" with reported arrears) per legal estoppel doctrine
  • Portfolio Analytics: NCREIF-aligned portfolio metrics including WALT, occupancy rate, lease rollover risk analysis, and tenant concentration scoring with CMBS underwriting benchmarks
  • ADA Title III Compliance: Due diligence checklists include 42 USC §12181 accessibility requirements with 2010 ADA Standards for Accessible Design references
  • CCIM Contingency Standards: LOIs include standard contingency clauses (due diligence, financing, board approval) per CCIM Institute best practices

Estimated Cost per Use

Disclaimer: Token estimates are approximate and based on typical usage patterns measured from skill prompt sizes. Actual costs vary with input data size, conversation length, and complexity. Estimates use Claude Sonnet 4.6 pricing ($3/1M input, $15/1M output). Cowork and Claude Desktop subscription users (Pro/Max/Team) are not charged per-token — these estimates apply only to direct Anthropic API usage. Running stages individually in fresh sessions uses fewer input tokens than running the full pipeline sequentially, because pipeline mode accumulates conversation history across stages.

Per skill (run individually in a fresh session):

Stage Skill Prompt User Input Total Input Output Est. Cost
cre-diligence ~5.9K ~800 ~9.8K ~5.9K ~$0.12
cre-intake ~4.1K ~800 ~7.9K ~4.1K ~$0.09
cre-abstract ~5.2K ~800 ~9.0K ~5.2K ~$0.10
cre-report ~3.9K ~800 ~7.6K ~6.0K ~$0.11
cre-loi ~6.6K ~800 ~10.4K ~6.0K ~$0.12
cre-estoppel ~4.6K ~800 ~8.5K ~4.6K ~$0.09
Standalone total ~53.2K ~31.9K ~$0.64

Full pipeline (all stages in one session — context accumulates):

Stage Base Input + History Total Input Output Est. Cost
cre-diligence ~9.7K 0 ~9.7K ~5.9K ~$0.12
cre-intake ~7.9K ~6.7K ~14.7K ~4.1K ~$0.11
cre-abstract ~9.0K ~11.7K ~20.6K ~5.2K ~$0.14
cre-report ~7.7K ~17.6K ~25.3K ~6.0K ~$0.17
cre-loi ~10.4K ~24.4K ~34.8K ~6.0K ~$0.19
cre-estoppel ~8.4K ~31.2K ~39.7K ~4.6K ~$0.19
Pipeline total ~144.8K ~31.9K ~$0.91

Running the full pipeline once typically costs $0.64–$1.19 in API tokens (Claude Sonnet 4.6).

Known Limitations

  • State law coverage: Full state-specific lease language for CA, TX, NY, FL, IL only. Other states use generic boilerplate. Always have a local attorney review for non-supported states.
  • PDF lease extraction: Requires pdftotext or pandoc. Scanned/image PDFs trigger manual form mode — text extraction is not possible without OCR.
  • Lease page limit: PDFs over 50 pages require chunked processing or page range selection. Very large leases may have reduced extraction accuracy.
  • Not legal advice: All generated documents are for informational and negotiation purposes only. They do not constitute legal advice. A licensed attorney must review all documents before execution.
  • LLM knowledge cutoff: State law and regulations are current as of the model's training date. Verify compliance with current local law for all transactions.
  • No market data integration: Rent benchmarking and market comps require external data sources. This plugin does not connect to market databases.

Support

Generated documents appear in outbound/. Run /cre-status to check pipeline progress. If templates are missing, run /cre-setup to restore them.
